Our legal department makes sure that at all times your legal obligations are complied with. We assist in all legal matters concerning your property, whether they arise during the purchase, letting or management of your property. Most of your legal matters are dealt with by our legal department, however with your prior consent, we do outsource where appropriate.

 Purchase Process:

 

In order to ensure that the ownership of your property is protected by law and is not undermined by any third party's rights our legal department will arrange for the following:

  • Conveyance of a leasehold/freehold property
  • Conducting H.M. Land Registry Search
  • Conducting Local Authority Search
  • Conducting Local Land Charges Search
  • Bankruptcy Search
  • Environmental Search
  • If applicable applying for Government Stamp Duty Exemption
  • Preparation of Contract of Sale.

The above list is not exhaustive and other tasks may be considered necessary depending on the particular circumstances.

 Letting:

  • Preparation of Tenancy Agreements which protect the Landlord's rights
  • Preparation of the extension to the Tenancy Agreement
  • Fulfilling the legal requirements for letting

 Management:

  • Initiation of Court proceedings for rent recovery or repossession, if necessary, and representation in Court
  • Where tenants are unsuitable, obtain vacant possession, including dealing with tenant's solicitor where necessary (Not all evictions require the services of a solicitor)
  • Assist with insurance claims, if any

 Tax:

  • Advise clients on their tax obligations and exemptions
  • Assist the clients in securing a tax free investment ( we assist our clients in taking advantage of the Government incentive for non resident landlord's)
  • If applicable, complete pay slip form NRLQ quarterly on behalf of the Client
  • Prepare accounts for Annual Tax Returns
  • Issue a Certificate each year to show the amount of tax deducted, if any
  • Assist in filing the Annual Tax Return for clients
