There are two main types of Long-Term Investments:

Residential:

Currently in the UK residential market the number of first time buyers is the lowest in the last thirty years and the average age of first time buyer is 35. As a result of this there is a big demand for the rental properties on behalf of young professionals, families and students. This gives investors an excellent opportunity to invest in property on buy-to-let basis.
Generally the rental income from the property generates enough funds to pay off the monthly mortgage payments and also for any repair and maintenance work that may need doing from time to time.
At the outset of the tenancy the tenant pays 4 weeks rent as a deposit to cover any damage caused during the term of the tenancy, thereby providing protection to the landlord against any damage caused by the tenant.
The length of residential lease varies according to the type of tenant.
If the property is being let to a private individual then the minimum period for a lease is 1 year with a six months break clause, however, if the property is being let to the local City Council or a Housing Association then the period is generally for a few years. In either case the tenants normally tend to extend there lease for a longer period of time.
In order to terminate the lease tenant is required to give two months notice to the Landlord thereby giving him sufficient time to find a replacement tenant.

Commercial:

In UK the commercial rental market is vast and diverse incorporating, shops, restaurants, banks, professional firms and warehouses to name a few.
Commercial properties generally come on to the market with a tenant already in occupation having a number of years left on the lease and generating enough money which will not only cover the mortgage payment but also provide the landlord with regular income.
The length of a commercial lease is considerably longer than that of a residential lease.
Usually a commercial lease will be for a minimum period of 3 to 5 years with a clause for periodic rent reviews, however, commercial tenants tend to renew their leases for an even longer period of time.
It is a common practice for the tenants to pay 3 months rent as a deposit at the outset, which gives the landlord sufficient security from any insolvency proceedings against the tenant.
The liability of paying the business rates for the premises, service charges and such other expenses stays with the tenant.
All commercial leases require the tenants to update the property to meet their requirements, maintain the property in good repair and at the end of tenancy to pay for any disrepair, thereby providing absolute protection to the landlord against any damage caused by the tenant.
