SERVICES PROVIDED:

Deposit:
  • Obtaining a refundable security deposit from the tenant at the outset of the tenancy and keeping it in a bonded client trust account

  • Retention of the deposit against any repairs or cleaning found necessary during the inventory check at the end of the tenancy

Rent Collection:

  • Collecting rent on behalf of the landlord by setting up a standing order with the tenant's bank account

  • Requiring a surcharge to be paid by the tenant for any late payments of the rent

Inventory:
  • Providing the Landlord with a list of required inventory items

  • Preparation of a complete detailed inventory of the property contents and conditions prior to the commencement of the tenancy

  • Agreeing the inventory with the tenant

  • Inspecting the property at the end of the tenancy agreement

  • When damage has been caused above the normal wear and tear, deducting the cost of repair from the security deposit

Utilities:
  • Assisting the tenants to transfer the utilities in their own names

  • Notifying the utility companies with initial and final readings at the beginning and the end of every tenancy

Property Visits and Reports:
  • Carrying out detailed property inspection at the outset of the tenancy

  • Inspecting the property regularly to ensure that the tenancy agreement is being complied with

  • Providing the Landlord with annual written report

Repairs and Maintenance:
  • Carrying out routine repairs

  • Maintaining the property internally and externally as required

  • Handling emergency repairs speedily and efficiently

Outgoings:
  • Payment of maintenance and repair work

  • Payment of agreed outgoings, such as, service charges, insurance premiums and break down covers

  • Payment of Tax related outgoings

Recovery or Repossession:
  • Obtaining vacant possession on request of the Landlord

  • Rent recovery in case of default

  • Initiation of Court proceedings for rent recovery or repossession, if necessary

Insurance:
  • Arranging for Rental Protection and Legal Expenses indemnity insurance

  • Arranging for emergency breakdown insurance

  • Assisting with insurance claims, if any

Extensions:
  • Extension of an ongoing tenancy agreement

  • Negotiating rent reviews

Tax:
  • Advising Clients on their Tax Liability

  • Providing monthly statements on our online client account
